1. You need to find a professional to help you, a Realtor that is experienced and is looking out for your "got to have" list, and truly cares about your happiness.
2. Finding a Realtor you are comfortable with is the key in a successful transaction. They will help you think out the options of a home that may have many of the "got to haves", but not all of them, and how beneficial it is to move forward with that particular purchase. In the future you may be able to add the rest of the items you really want. Waiting for a home that has everything you want just might not be out there....or could take years to find.
3. Get pre approved. It is critical. How can you go shopping when you don't know what your budget is? A lender will get you a pre approval, then when you find the house to buy you are ready to move forward, and the seller knows you are serious, you've made the first major step in a new home purchase. Many sellers do not want unapproved buyers just browsing through their homes. A Realtor can suggest a good Mortgage Representative to help you get pre approved.
4. Keep an open mind. As stated earlier you might be looking for a list of items that are not available. If you are really serious about buying, you need to FIND THE LOCATION YOU WANT. Fix yourself on a specific town. You can always make changes to the home if they are minor cosmetic ones. The space in a home can always be changed by removing walls, or adding them. The home's location cannot change but you can always finish that basement, add that pool, or any other item that's not included on the home you really like. Keeping an open mind is critical. You won't be driving yourself and others crazy.
